Mid-rise wood construction in Ontario is taking off as developers, owners, project teams and municipalities begin to realize the significant advantages these buildings provide. The market potential in Ontario for this building type is huge.
In BC, where mid-rise wood-frame residential buildings have been permitted since 2009, hundreds of these projects have been completed and demand for these buildings continues to grow. In Ontario, where the provincial building code only changed in 2015, the first mid-rise building constructed under the new provisions has been completed and occupied. There are currently over 80 mid-rise projects in Ontario at various stages of development – from the site plan approval stage right through to construction – with many more following.
Wood-framed buildings of five and six stories are a much-needed building type and a key tool in planning sustainable urban densification. They are strong, safe, and more affordable than similar buildings made from other materials. They can also be built faster, with less disruption to surrounding neighbourhoods.
The market potential for mid-rise development in Ontario is very large. By construction permit value, it is more than double that of the BC market and, in Ontario, mid-rise buildings can be office spaces and mixed-occupancy buildings in addition to residences, making the market potential even greater.
